First and foremost, it is important to know that we always strive for every person we work with to be happy. The first thing to understand is that our interests are aligned since we split profit on deals with our students in this program thus it is in our mutual best interest to get profitable deals funded. As for this complaint, it is difficult for us to tell who wrote this – since they chose not give their name or other identifying information. Anonymity makes it more difficult to respond because if I knew who the author was, I would discuss this with them directly. Since that is not the case, I will respond as best I can.

The complaint has some specificity so I can say a few things. One of the programs that we have does offer a partnering option and we do look for funding for deals that come into the pipeline as part of this program. However, we are not able to fund deals that are not competitive in this marketplace. We do work to secure funding when a student presents a good deal. We give students certain criteria and it is their duty, with our support, to find deals that meet the criteria of a “bankable” deal. Unfortunately, students sometimes ignore the “bankable” part of the equation and present poor deals that have been shopped around and are just bad deals. We don’t have the ability to fund bad deals. Why would we? Bad deals are not profitable and are time wasters.

In response the comment that we “outsource everything” is simply not factual. To the contrary, I work with our students closely as well as having coaches that work with our students. Our coaches are available to students every weekday to help them with deals. Our organization contains successful investors as coaches. The organization contains MBA's and professionals with degrees from University of Pennsylvania, Vanderbilt, Dartmouth, Villanova, Temple, Northeastern, University of Memphis, and other well-respected universities. We have an investor relations manager to keep the funding sources satisfied and provide feedback as to what deals will work and which deals will not. The head of the coaching division has over twenty years of success in the merchant banking, investment banking and venture capital industries and the Director of Education has purchased more than 1000 multi-family units across the United States since 2000.

We converse and work with students almost every weekday, and that is in addition to the frontline coaching access available to our students. This organizational structure ensures that we have a scalable model and that we do not have bottlenecks. It is clear that the complaint was made by someone who is unhappy. But while it is our sincere objective to make everyone satisfied, the reality is that the high goal of pleasing everyone all of the time is just not always achievable. When a student brings in a bad deal, it will not be funded.

The lending market is tight right now. There is not a shortage of distressed property for lenders to review and for equity to fund. Therefore, at this time only really good deals get funded. That is why we teach what a good deal looks like as a cornerstone of our program. Unprofitable, money-losing, and time-wasting deals produce nothing of value. It may feel good to be “busy”, but at the end of the day what matters most is getting deals done. Those students who listen to us and seek out good deals become both active and productive… not just active. Students that learn not to spend time working on time-wasting deals always thank us in the end. Those that do not listen to this advise wind up doing no deals at all.

I am writing this regarding my above post: Bob Diamond and his office worked diligently to help me straighten this situation out. Looking back, I should have contacted his office directly rather than the Utah company that ran this program, Bob Diamond is no longer affiliated with that company in Utah. My only regret is that I did not contact Bob's direct office before venting on the internet as Bob was helpful and is a stand-up guy.

wrongful charges

for everyone that has had a sour experience with these ed & bob diamond characters (very bogus names) plzzz report them to the bbb! right now they have a rating of A-. people from coast to coast are complaining about these guys! dont make it easy for them - REPORT THESE LOUSY BUSINESS TACTICS!
