Deception
been to camella office and have checked the status of my house. According to the contract they will start construction upon 50 percent payment. I have paid more than 50% and the road is not yet being built. my goodness can they pay the penalty for delay. if my payment is delayed i get charged with 4% per month. I should charged them also. Beware of buying camella properties.

same problem with camella communities
I have the same problem with you. I have already paid them 80percent of the unit cost but up to this day the roads are still on flattening stage.. Why would they give us a contract when they don't know how to build projects on time. Its already two years my God!.. They even have the face to put house pictures on Camella Cagayan website when there was nothing on the site but flat land. Ads before said that this new northern project would cost hundred millions of pesos from Camella developer but it looks like all they have and waiting for to come up with this project are the buyers money. HLURB and PD 957 sect. 23.. Help us!

OMG They are a scam
This is Divina Viereckl, I am a future owner of a property on your Camella-Silang location . Elaisa model house Blk5 Lot13, with a total contract prize of P4,640,414.00. We paid-off the down payment amounting P928,084.00 last June 2015 and paid another P2M check to your office by July of 2015, been approved by the RCBC housing loan for the remaining P1.7M in June of 2015, but due to the delay in construction the loan got expired. Got re-approved again early this year. Has been making monthly payments already since April of this year 2016.
We seen the construction started maybe July or August last year. As it is on your documents: "Construction will start 30 days after full down payment, house construction length is ideally 4-6 mos". Our Agent Ms Mylene Espinola, predicted that it will be done by Dec. of that year 2015. December we checked it ourselves, We visited our unit in Camella Silang Block 5 Lot 13on December 2015 . To our frustration the house was not any were near completion. In fact it looked abandoned. About 20% completed with concrete rebar rusting.
. We went to your office in Alabang and personally talked to your Project Eng.,
Charles Rommel P. Cabias he promised us that it will be done by March this year, but until now Sept. 2016th the construction is still the same as is a year ago. Some houses were already up for rental in Air BNB.
With the construction has being abandoned, the materials has been rusting & rotten already. We demand that you demolish that old rotten construction and start from the beginning with new materials. We would not accept the old materials be used.
I have been raising this concern your personnel MS Genevieve U. Celucia, but no answer until now.
Signed,
Mrs Divina Viereckl

Up until now my house is not even 50% made! I should have ask for delayed fee here! I really regret buying in cash. God knows how frustrating this developer. Cunning and full of bullshit!

Camella Alta Silang
I have the same issue with Camella, I've already completed my downpayment, i can see that they've constructed the house. I've got the approval from RCBC. I've contacted Camella asking if I still need to continue paying while waiting for the load release , they told me no need then all of a sudden after 3 month Camella told me that the bank will release the loan in 2020, and that I need to continuously pay Camella. I tried reaching out with Camella and nobody could explain to me why. I can see that Camella has a lot of issues, where can we report this anomalies as they are taking advantage their clients.

Camella Alta Silang
We would like to register a complaint regarding the handling of the turnover for lot 31/16 at Camella Alta Silang. We received an initial turnover date from the Alabang office for the 3rd November 2018 but after raising various issues, this date was changed to 2pm November 10th. We arrived on time, the engineer arrived forty minutes late and even after a cursory inspection, it was obvious that the house was not ready for turnover, the ‘engineer’, Ferdinand, wrote down our issues and agreed that they would be fixed, these included the removal of a temporary metal post, replacing the wiring which was allegedly ‘stolen and connecting the drainage. There were a number of other issues which Ferdinand duly noted and promised they would be rectified in a week. As we were travelling to Malaysia on the 17th, it was agreed that 1st December would be the turnover date. At 1 PM on the 1st December we arrived, the engineer arrived late, not Ferdinand but someone called ‘JB’, he did not have the keys to the property and kept us waiting whilst he went to find them. On returning it was quite apparent that none of the agreed work had been completed, except that the wiring entry point had a cover screwed on, which we insisted be removed to view if the re-wiring had taken place. There was a reluctance to perform this task but upon insistence, the cover was removed only to find the same cut cables, as on the previous visit. The explanation from the foreman was that the cable must have been stolen, yet again! Unlikely, we believe. The ‘engineer’, JB claimed he had no handover from Ferdinand and was not aware of the issues previously raised.
We would ask, is there no communication between engineers? Ferdinand blames the previous engineer, Charles and now JB blames Ferdinand, ‘a cut throat defence?’. Surely before turnover the site engineer should inspect the property and check that all is completed ready for turnover, this patently doesn’t happen at Alta Silang. It just wastes everyone’s time and is grossly unprofessional.
Furthermore, the staff in addition to being unprofessional, are also rude and surly. It is obvious that they are under the spell of the contractor’s foreman, whose word is taken as fact, due to, we believe inexperience
The fourth attempt at Turnover is this due this Thursday, 6th December but having visited the site on both Monday and Tuesday, have found no work ongoing to rectify the faults, so it appears unlikely that the house will be ready for turnover on the 6th December. Therefore, another wasted visit, unless we accept a sub-standard completion
We want to move on but due to the inefficiency of the site staff and contractors we are going to be made to wait, we have applied and paid Silang Water District and just await the turnover to complete. We have also applied through Camilla to Meralco for electricity connection and would appreciate if you could fast track this, as the delays are solely down to Camella.
We would finally like to remind you that Camilla were late in ground breaking, building and now turnover. We have kept to the agreement and all payments are up to date, however Camella are in serious breach of contract.
Best regards
Lourdes Giron

Fraud
I am browsing last 2017 on the internet and I happened to see Camella Homes in Taguig. One of the sales agent contacted me through email and she gives me option on how to buy the property. She said 20 years 15 years 5 years 2 years cash option no interest. I chose 5 years and she said its okay. She said be very for downpayment so that the unit will be reserved to me. My daughter gave the downpayment and the employees of Camella gave her blank form to sign, they said its okay its a long process, and it will be deducted to the contract price. After 2 weeks I had been following up for the next step nobody is answering, then after almost a month because of my continued email, they finally get hold of me and said that I am not eligible for 5 years because of my age. I have to pay in cash. Well I said its 6M plus I don't have that kind of money, its a lot. I requested for my downpayment of Php50,000.00 to be returned to me but they kept saying DOWNPAYMENT is not refundable. I told them that they said I am not qualified so they have to return my downpayment because it cannot be applied to the sale price. Up to now, they haven't return my Php50,000.00.

Camella-title issues and poor quality of the unit
It happened to me to. Window was not properly installed and lights switch was broken. The engineer tricked us to sign the turnover documents first and they will fixed it the following week pero di rin nila ginawa. Since I was so fed up with they, i just hired someone to got it repaired. Last Feb 2017, I paid my unit fully in BDO bank. And until now, Camella cannot provide my title. It’s been 5 years. They said, it’s still in RTC for the title re-institution because it was lost. Ang saya di ba? As far as I know, it took 6 months to 1year lng ang title re-institution...pero waley pa din. My last conversation with them was Feb 2021 and they said it was delayed because of Covid. Until now, I am still waiting. They never reply to my email too. They are really terrible.
