DON’T TRUST THIS COMPANY! EVERYTHING TURNED OUT TO BE A TOTAL SCAM! WE PAID A LOT OF MONEY AND ENDED UP IN A DUMP! WILL NEVER DEAL WITH THEM AGAIN!

No problems?
We bought land from Trans Caribbean Trust last year and have no complaints, we cannot say anything bad about Trans Caribbean Trust, the Sales rep and everyone else involved were very professional. We were dealt with very professionally and have all the right papers in place to build. We would highly recommend them if you are looking for oceanfront real estate.

Done all our checks! all good....
Having made recent contact with this company and doing our own research, we are happy enough that the lot we are about to purchase is sound and has good, clean and clear title. We have a copy of the Use of Ground Certificates and we know exactly what, where, size etc. etc. of home we can build.

Unbuiladble Lands
I purchased land from Transcaribbean Trust back in fall of 2008. They promised to help us secure building permits since we agreed to be the first people to build on Cozumel Island Estates. They gave us the run around for years and finally it became quite clear that our land was never and will never be buildable. I have a long email trail from Mr Wriley. Please save your money or consider purchasing in Florida. I hate to say that, because I love Mexico, but there are just too many scams.

CRASH
I to bought a peice of land in Mexico. all the paper work looked in order my sales man Hans took care of all the details & I after I paid for the land I set things up with Han's to start to build. I started to give Han's money for the builder. I went down to see the progress & the day I went down Han's got arrested & deported to Mexico so they say I have no evidence that he did get arrested only there word & no one could give me any answers.He took my money plus everone elses money beware It all looked & sounded good, but after almost 2 years everthing went south & lost everything & Tom Wriley was no help with there Lawers. Today I have a land with a hous 1/4 build & no money to finish they took it all thanks never followed or hurd anything else.The contractor wanted another $200,000 to finish building the house no thank you what a lose my retirment down the drain.

smoke and mirrors scam
Tom Wriley and his wife Sue have made millions during the pre 2007 property boom by buying cheap land from locals, packaging it up nicely with empty promises and pushed by a lying gang of salesman to eager customers. These salesmen worked on very high commission alone....nor retainer, so they were real hungry. Tom & Sue continued to make money after the crash by fewer sales but still high on false promises and untrue descriptions of infrastructure.
I doubt if any of their clients are happy with them today. I doubt if any of them would give glowing reports on their investments.
Now one of their daughters has taken over the "family scam business" located on 5th ave , Playa del Carmen so I say to all you hopeful land buyers ......Caveat Emptor.....buyer beware.
Sunset shores claims to be a gated community.....well it has a gate, a bit rusty and certainly not secure. Owners association ????? dream on. No garbage collection, no public lighting, no restrictions on radio/tv masts. It boasts a beach club and pool ....hahaha.
And the access road, passable in the dry season....god help you when it rains.
The area is great, a real dream but I won't build a house there until Tom Wriley makes good his property promises....if he ever can
He's too busy shooting animals for his trophy wall in Cancun.
Lets not even mention the hurricane blasted beach lots on Cozumel, now worthless and non-constructable for their owners, and the Island estates, looks great on the brochure, now non buildable for the most part due to new zoning aimed at handicapping Tom Wriley personally, but hitting the buyers of these expensive chunks of land too. Terrible unkept access road, falling electrical posts with NO wires running between them or transformers. Broken dreams for more clients, retirements ruined, savings wasted.
